Can Drones Detect Roof Leaks?

Yes — drones detect roof leaks very effectively, and are usually the fastest way to find one. A high-resolution drone camera identifies the visible causes of most leaks directly: cracked or slipped tiles, failed chimney flashing, lifted ridges, split flat-roof felt and blocked valleys. Where the cause is not visible, a thermal camera detects the temperature differences created by trapped moisture inside the roof build-up, revealing water that the naked eye cannot see.

Why the leak is never where the stain is

The single most useful thing to understand about roof leaks is that water travels. It enters at a defect, runs along the underside of the felt, tracks down a rafter or a purlin, and finally drops through the ceiling somewhere else entirely — often several metres from the entry point. A damp patch above the landing in a Preston Park terrace can easily originate at a chimney flashing on the other side of the roof.

Wet insulation and saturated deck material hold and release heat at a different rate to dry material around them. A thermal camera flown over the roof at the right time of day — typically late afternoon or early evening as the structure cools after sun exposure — shows those areas as distinct temperature anomalies. The result is a map of where moisture is sitting, which frequently reveals a wet zone far larger than anyone expected.

Thermal imaging is at its most valuable on flat roofs: dormer loft conversions, rear kitchen extensions, garage roofs and balconies, where water can spread across the deck beneath an apparently intact covering.

Conditions that affect thermal accuracy

  • Best flown after a dry spell following rain, so wet areas contrast with dry ones
  • Late afternoon or dusk gives the strongest thermal differential
  • Heavy rain, standing surface water or strong wind reduce reliability
  • Very overcast days with little solar gain give weaker results
